What Does "Close To CU Campus" Mean?

The Main CU Campus is bordered by Hwy 36 on the East, Broadway Street on the West, Arapahoe Avenue on the North, and Baseline Road on the South. The East CU Campus is due East of the Main Campus and consists primarily of research facilities. There is a South CU Campus, but without classroom buildings.
Many of the condo complexes primarily occuppied by students are east of Hwy 36. To accomodate walking/biking to the Main Campus, there are two pedestrian underpasses beneath Hwy 36.
Colorado Boulevard runs East-West and intersects with Hwy 36 and deadends into the Main Campus by the Folsom Field football stadium. CU has its own student bus system the runs primarily North-South on Broadway Street and East-West on Colorado Boulevard.
If you look at a CU Main Campus Map, you will see that few road pass though the heart of the campus. It is primarily a pedestrian/bicycle accessed campus.
Many students enjoy living on "The Hill" which is located on Broadway Boulevard quite literally on a hill. This is closest to the primary student entertainment venues and eateries. The number of condos available on The Hill is limited so they tend to be more expensive per square foot. The majority of students that wish to live within walking/biking distance of the Main Campus live east of Hwy 36.
As you consider the various condo complexes close to the CU Campus, it is important to understand what is included in the Homeowners' Association (HOA) fee. All include building property insurance, snow removal and trash. Some include hot water heat and cold water cooling. These are important distinctions to know.
